Custom vs Semi-Custom Cabinetry in Charlotte, NC

Cabinetry is the architecture of the kitchen. Charlotte luxury homes typically choose fully custom on new construction above $2M and well-specified semi-custom on renovations of newer homes.

The single largest specification decision in a luxury kitchen — and the one most likely to read as either elevated or ordinary. Here is how I weigh the two on Charlotte projects.

The Decision That Defines the Kitchen

Cabinetry is the architecture of the kitchen. It establishes proportion, rhythm, finish quality, and how the room ages over the next twenty years. On every Charlotte project I take on, the custom-versus-semi-custom conversation happens in the first two weeks — because the answer drives budget, schedule, and the entire selections cascade that follows.

There is no universal answer. There is a right answer for a 1928 Myers Park renovation and a different right answer for a 2024 Lake Norman new build. What follows is the framework I use to decide.

Semi-Custom Cabinetry

Semi-custom cabinetry is factory-built to a defined catalog of sizes, door styles, and finishes — with limited modifications available (cabinet depth, height adjustments within a range, custom finish matching from a curated palette). The structural casework is standardized; the visible surfaces can be specified.

Semi-custom is the right specification when the home's architecture is already fixed (standard 9-foot ceilings, defined wall planes, off-the-shelf appliances) and the budget needs to flow toward stone, lighting, and plumbing instead of millwork. The best semi-custom lines — specified with a designer who knows which door styles photograph as custom — can carry a $1.5M home beautifully. Pair them with a fluted plaster hood, an unlacquered brass faucet, and honed marble counters, and the kitchen reads as bespoke.

Fully Custom Cabinetry

Fully custom cabinetry is built to the millimeter for your home — by a millworker, in a shop, from raw lumber, with every dimension, joinery method, finish system, and interior fitting specified. There is no catalog. There is a set of shop drawings, a finish sample board, and a six-month relationship with the maker.

Custom is the right specification on new construction above $2M, on historic renovations where the original millwork must be matched or referenced, and on any project where the ceilings are taller than 10 feet. The reason is geometric: standard cabinetry tops out at 96 inches. Above that, you are either accepting a soffit, a deep crown, or an awkward gap — none of which read as luxury. Custom solves it at the drawing stage.

The Charlotte Context

Charlotte's luxury market has shifted decisively toward fully custom over the last five years. Three forces are driving it: ceiling heights on new construction in Myers Park, Eastover, and Lake Norman now routinely exceed 10 feet; appliance integration (Sub-Zero column refrigeration, Wolf steam ovens, La Cornue ranges) requires hand-fit panels that semi-custom cannot accommodate; and the unlacquered brass and integrated lighting palette buyers are asking for benefits from millwork designed around it rather than retrofitted into it.

For our new construction interior design projects, I specify custom on roughly 80% of kitchens. For renovation projects in newer homes, the ratio inverts — semi-custom on 60%, custom only where the architecture earns it.

How I Decide on Each Project
