What if we've already made some selections?
We evaluate existing selections and determine which align with the overall material strategy. Items that serve the design remain; those that don't are respectfully reconsidered with better alternatives.
How many individual selections are involved in a custom home?
A typical custom home involves 500 to 1,500 individual finish decisions — from flooring and countertops to outlet covers and grout colors. Our systematic process ensures every selection is documented, coordinated, and communicated to your builder with precision.
Do you charge separately for selections coordination?
Yes — selections coordination is a defined engagement with its own fee structure, based on the scope and complexity of the project. For clients engaged in full-service design, selections are included as a core component of the comprehensive scope.
What happens when a selected material is discontinued or unavailable?
Material availability is a reality of custom homebuilding. When an issue arises, we present two to three alternatives that maintain the design intent — evaluating each for visual compatibility, performance characteristics, and timeline impact. Our deep vendor relationships often allow us to source materials others cannot.
When should selections coordination begin in a new construction build?
Ideally during schematic design, and at the latest before framing. Plumbing, lighting, cabinetry, and tile decisions drive rough-in locations, so starting selections early prevents change orders. Coming in after drywall narrows the options that remain available without rework.
Do you attend showroom appointments and vendor meetings with us?
Yes. Showroom visits for stone, tile, plumbing, lighting, and appliances are scheduled and attended by the studio, with slabs walked and selected in person. Clients who prefer fewer appointments can approve curated presentations instead of visiting every vendor.
How do you keep finish selections within budget?
Each category carries an allowance established at the outset, and every specification is tracked against it in a live selections schedule shared with the builder. When a preferred material exceeds its allowance, we show the trade-off explicitly rather than absorbing it silently into the contract.
Do you coordinate directly with our builder and trades?
Directly and continuously. Specifications are issued in builder-ready format with model numbers, finishes, quantities, and installation notes, then reconciled through construction meetings and site walks so tile layouts, lighting placement, and hardware arrive as drawn.
